Replacement Windows & Exterior Window Services
Windows are openings in the exterior envelope, so the frame, glass, flashing, sealant, trim, siding, and stucco around them all matter. Northridge evaluates the visible assembly and helps define an appropriate replacement or restoration scope.

Exterior performance
The Opening Matters as Much as the Window
A window can look like one product from inside the room, but its exterior performance depends on how the opening is integrated with the surrounding wall. Flashing, sealant, trim, siding, and stucco all help move water around the opening.
When a window is damaged or leaking, the evaluation should separate glass and frame issues from problems at the perimeter so the work addresses the actual failure point.

What to watch for
When to Evaluate a Window
Damage, water clues, or declining operation can point to different parts of the assembly.
Broken or cracked glass
Impact damage can compromise the pane and requires safe evaluation.
Damaged frames
Dents, cracks, distortion, or deterioration can affect operation and weather resistance.
Water around the opening
Staining or dampness may come from the window perimeter, wall finish, or roof drainage above.
Failed seals
Fogging between panes can indicate a failed insulated-glass seal.
Difficult operation
Windows that bind, will not latch, or no longer close correctly may need adjustment or replacement.
Storm impact
Hail and wind-driven debris can affect glass, screens, frames, wraps, and surrounding finishes.
Evaluation
What We Evaluate
The inspection includes the visible window and the exterior details that protect its opening.
- Glass and insulated units
- Frames, sashes, and operation
- Exterior trim or wraps
- Sealant and perimeter joints
- Siding or stucco transitions
- Water patterns above and below the opening
Scope
Glass, Window, or Opening?
The correct scope depends on which part of the assembly has failed.
Glass-related work
A damaged insulated unit may be a glass issue rather than a reason to rebuild the whole opening.
Window replacement
Frame damage, operation problems, or a failed unit can point to replacing the window itself.
Perimeter restoration
Leaks at flashing, sealant, trim, siding, or stucco require work around the opening, not just a new window.
Roofing first
Trace Water From Above
Water appearing near a window does not always enter through the window. It can travel from roofing, gutters, wall transitions, or openings higher on the exterior before becoming visible inside.
Northridge can evaluate nearby roofing and drainage details when the water path is unclear, reducing the risk of replacing a window that was not the source.
Windows in a Storm-Damage Inspection
After hail or high wind, visible window damage may include cracked glass, torn screens, dented wraps, damaged frames, or impact marks around the opening.
The inspection can document those conditions alongside the roof, gutters, siding, and stucco. Northridge does not determine insurance coverage; the carrier makes that decision.
